The Prospect Park neighborhood is a diverse neighborhood located only minutes from downtown Minneapolis, downtown St. Paul and the University of Minnesota. This east Minneapolis neighborhood is bound by Oak Street to the west, the Burlington Northern Railroad to the north, Emerald Street and the city of St Paul to the east and East River Road and the Mississippi River to the south.
The Prospect Park neighborhood contains a mixture of residential, industrial and commercial uses. The northern section of the neighborhood is all industrial while the eastern portion of the neighborhood and University Avenue are commercial areas. Because the neighborhood borders the University of Minnesota to the West, there is a large population of students in the neighborhood, primarily in the western portion of the neighborhood. The remainder of the neighborhood is characterized by parks, steep and winding streets, single-family homes and multi-family apartment buildings.
University Avenue is the main commercial corridor that runs through the neighborhood and features a diverse mix of retail and restaurant businesses. At the western border of the neighborhood in the area known as Stadium Village, residents will find several pubs, restaurants, casual dining options and other businesses that cater to university students. Further east along University Avenue, there are several additional restaurants, hotels, bank branches, coffee houses and various other smaller businesses.
Prospect Park features an abundance of green space and neighborhood parks. Tower Hill Park, located near the intersection of University and Malcolm Avenues, contains the main landmark in the neighborhood, the Witch’s Hat Water Tower, one of the highest points in Minneapolis. This iconic tower, listed on the National Register of Historic Places, can be seen from miles and is thought to be the inspiration behind the 1960’s song “All Along the Watchtower”, performed by Bob Dylan, Jimi Hendrix and other notable musicians. The remainder of the park features walking paths, hilly terrain and spectacular views of the surrounding Minneapolis neighborhoods.
A few blocks west of Tower Hill Park is Luxton Park. This popular neighborhood park features softball, baseball and soccer fields, basketball courts, tennis courts, walking paths, picnic area, gardens, an indoor recreation center and a playground and wading pool. Located in the southeast are of Prospect Park is Chergosky Park. This small residential park is located at the base of the pedestrian bridge that crosses Interstate 94 and features picnic areas and a playground.
East River Parkway, the southern border of the Prospect Park neighborhood, is very popular among residents and follows the Mississippi River form high above the bluffs. The parkway features stately homes, plenty of space for a picnic and miles of walking and bike paths.
The neighborhood contains very few home owners, with owner occupied homes making up just 18% percent of all households in Prospect Park with the remaining 88% of households classified as renters. Average median household income is $37,467 per household as compared to an overall household income for Minneapolis of $37,974.
